Arizona's statewide median home price sits at $470,000 in 2026 — but that number is almost entirely driven by Phoenix, Scottsdale, and the greater Valley. Beyond the metro, Arizona has a meaningful affordable housing market that most buyers overlook. The most important markets at the sub-$150K price point:

Kingman — Mohave County's largest city, situated on historic Route 66 between Phoenix and Las Vegas (roughly 2 hours from each). With 55 homes currently listed under $150,000 and a city median around $249,900, Kingman has the deepest sub-$150K inventory of any city in the state. Homes here are primarily single-family on owned lots — not condos or manufactured homes. 58 days average on market gives buyers time to be selective.

Golden Valley — Just outside Kingman, Golden Valley posts the lowest tracked median in Arizona at $199,950. Rural desert setting, no HOA, large lots, and genuine off-grid potential. The trade-off is limited services and employment — this is lifestyle buying, not commuter buying.

Sierra Vista — Southeast Arizona, near the Mexican border and Fort Huachuca (a major Army installation that provides stable local employment). Median around $293,000 but sub-$150K inventory exists in older stock. Kartchner Caverns and the Huachuca Mountains provide outdoor recreation access most affordable markets can't match.

Douglas and Willcox — Border communities in Cochise County where sub-$150K homes are more common, particularly for buyers open to older housing stock and smaller town settings.

USDA rural financing applies across much of rural Arizona — Kingman, Golden Valley, Sierra Vista, and most of eastern and southern Arizona outside the major metros qualify for $0-down rural loans. Phoenix, Scottsdale, Tucson, and their immediate suburbs do not.
